Wrightsville Beach Kite Festival is this Saturday and Sunday at Wrightsville Beach.. Enjoy all kinds of flying creatures at the beach. It is cool to see fish fly.... and huge kits flying over the beach houses.

Wanna be a star or at least an extra? You can tryout downtown on Saturday and Sunday at the USO Center on 2nd Street. Fincannon will have extras sign up for background work for the last show to be filmed of One Tree Hill.. But don't worry there will be plenty of extra filming to come... You never know...

The number of homes listed for sale in the largest cities in the country has fallen 20 percent in the past year, according to a report released last week by Realtor.com. While the number of homes on the market has dropped around the country, the average number of days that listed homes have been on the market has remained the same: 107 days.24/7 Wall St. has identified the 10 cities where homes are on the market for the longest time.
Cities Where Homes Will Not Sell - But think about it - there is not better time to buy.....When it comes to the housing crisis, foreclosures and home prices often dominate the headlines. Other information, however, is just as important to a complete understanding of the crisis. Chief among these is the amount of time that homes are on the market and whether the total inventory of available homes has changed. These are better indications of supply and demand than any other data.
#1 Wilmington, N.C., tops the list, with houses remaining on the market for 164 days. Compare that to a city in bad shape, like Detroit, where the number is only 65 days. Wilmington's figure is not necessarily a bad sign. A city where listed homes have been on the market for a long period may be one where many homeowners still believe there is a chance that they can make a sale. Detroit's figure is probably low because people are no longer listing their homes for sale due to a lengthy and depressed housing market.

Wilmington Neighborhoods: Whisper Creek

Whisper Creek currently is one of Wilmington's most desired family neighborhoods. It is leafy, low key, with spacious large tree lined yards. Each house has generally 1/3 to 1/2 acre lots. The houses are not new but are a combination of brick and newer siding treatments. There are a lot of kids in the neighborhood as the areas selected schools - Holly Tree, Roland Grise and Hoggard High school enjoy good school ratings. The houses range from $ 200K - 400K - just a little above the current average New Hanover County price ranges. Currently there are 7 houses for sale in the Whisper Creek subdivison ranging in price from $ 209K to $ 369K.

The basic reason for this park was to create a pond that would be used to filter all the water from area properties before they enter Whisper Creek and then into Bradley Creek for eventual flow into the Intracoastal Waterway. This man made park has proved to be very useful to naturally cleanse the water of fertilizer and the like before it continues to the ICCW. The park has a large pond, walkway around its perimeter and 2 bridges, a covered eating area, playground and rest rooms. This hidden jewel is picturesque and very enjoyable for local residents. The inventory of foreclosed homes for sale has been dwindling for almost six months. Everyone is wondering if the worst of our challenges with distressed properties are behind us. We are sorry to report that isn’t the case. We must realize that the problems banks have experienced with their paperwork on these properties has done nothing but delay them from coming onto the market. The robo-signing blunders and then the MERS mess have caused the banks to slow down the foreclosure process dramatically. Just last week, the Office of Thrift Supervision released their Mortgage Metrics Report covering the 4th Quarter of 2010. In that report, they showed how foreclosure completions fell sharply because of these paperwork complications. Here are the numbers: Foreclosures are not disappearing. They are just being delayed. Bottom Line If you think that waiting to sell your home makes sense, you may not be correct. Check with a local real estate professional to see how this will impact your market.

There are certain situations where renting short term probably makes sense. It may make sense if you are retiring to a different region of the country and are not yet sure where you want to set down roots for the next 25 years. It may make sense if you have a one year employment contract which will probably require a move to another place upon termination. However, in most other cases, renting right now makes little sense for several reasons. Even though prices may still soften, waiting to buy makes no sense as the cost of owning a home may still increase. Mortgages may soon become much more expensive than they are right now. Owning a home is less expensive than renting a home in 72% of major U.S. cities. Rental costs are about to explode.

The NC Azalea Garden Tour this year showcases a variety of styles and sizes -- truly picture perfect gardens. Bring your cameras!” The Cape Fear Garden Club Azalea Garden Tour© opens Friday, April 8 with the colorful Ribbon Cutting Ceremony and Queen's Garden Party at Greenfield Lake where the idea of the NC Azalea Festival began. The Ribbon Cutting Ceremony opening the 12-garden tour will take place in our "special garden" on the stage at the 900-seat Greenfield Lake Amphitheater at 1941 Amphitheater Drive. Greenfield Lake offers the perfect backdrop for Queen Azalea LXIV and her court to preside over the ceremony. Summerall Guards, the Citadel's elite senior drill team, escort 125 Cape Fear Garden Club Azalea Belles© dressed in authentic antebellum gowns. Local and national celebrities are also present to celebrate the event. Following the ceremony, the Queen's Garden Party will occur at the world's largest Rotary Wheel across Amphitheater Drive from the Amphitheater. Cape Fear Garden Club members will serve refreshments and hundreds of homemade cookies. The UNCW Brass Ensemble will present musical entertainment from the gazebo at the Wheel's center. All Wilmington Rotary Clubs have worked tirelessly beautifying the Rotary Wheel area for this event and for the community. Saturday brings April showers but also the start of Farmers Market season to Wilmington. The grandaddy of area farmers markets opens on the Riverfront for a “Preview Day” this April 2 It takes the next weekend off for Azalea Festival but will then be open April 16, thru December 17, with the best of area farmers products. Here’s how Wilmington describes its famers market: “The Riverfront Market was developed to provide a place for local growers, producers, artisans and crafters to sell their goods directly to consumers, to educate consumers about local farming and seasonal eating, to encourage and promote the use of locally grown farm products and to enhance quality of life in Greater Wilmington by providing a community activity that fosters social gathering and interaction.” It’s more than just food! Wrightsville Beach opens its market the following month on Monday May 2. It will run thru September 5. You can find it across from the Old Post Office. Market Update: CAROLINA BEACH AND KURE BEACH

Lots of deals right now at Carolina Beach and Kure Beach. IRC just had a price drop of $ 50 K on an oceanfront home. It is now priced at $ 525K for oceanfront. These are 2003 or earlier prices. In 2005 this would've have been closer to a 1 million dollar asking price.

Buy now for investment and future enjoyment - prices will never be this low again.

Carolina & Kure Beaches - There are currently 395 single family homes for sale and this represents little change from February 1, 2011 and 8.4% of our total WRAR inventory. The average list price is $381,410 and decrease of about $8,596 from February. In February there were 18 homes sold, divide that by the homes available and you have a 21.9 monthly supply of homes in Carolina and Kure Beach. The average sold price for the month of February was $266,633 and is up $35,680 from last month. When we look at a rolling 12 months for Carolina & Kure Beach we are up by 66 units and our sold prices are down 7.2% from the previous rolling 12 months.

The 64 th NC Azalea Festival is scheduled to take place during April 6 - 10,2010. Set the time aside to take in the Wilmington sights during this spectacular spring festival. There will be a huge parade with all kinds of queens and princesses, horses, bands and floats. Among the events are a huge street fair with 200 vendors, lots of food vendors, fireworks, art show, garden tour and historical house tour. Economic conditions in Wilmington, a coastal town with low-paying jobs and above-average unemployment, may not seem that great to locals. But the town's stabilizing economy and inexpensive housing for a beach town (the median price of a home is only $171,000) make it look pretty good to outsiders. Wilmington continues to enjoy some of the strongest population growth in the country--2% annually for the last several years.
The good news for locals is that business is picking up; it helped drive a slight increase in non-farm employment last year. Business analysts believe the region's low business costs, diverse industrial base, and desirable living environment, augur well for strong growth in years ahead.
Unfortunately, Wilmington's unemployment rate is expected to recede slowly, due in part to the influx of new people looking for work. Median home prices, which peaked at $221,000 in 2006, had fallen only 27% to $171,000 through last year. They are expected to remain at about that level for the next two years. Building permit activity rose 22% last year, and it's expected to rise twice as fast this year.

Survey: Sellers Fare Better With Agents
Sellers have a better chance at getting their house sold by using a REALTOR® than opting for the do-it-yourself approach, according to a survey of 1,000 homeowners by HomeGain.com, an online real estate resource. In the survey, -Nearly 60 percent of homeowners who used a REALTOR® to sell their home were successful compared to 39 percent of FSBOs. -83 percent of homeowners said they used a REALTOR® to sell their home, whereas 17 percent said they tried to sell it themselves. “It is especially striking that homeowners fare significantly better in selling their homes using a REALTOR® than selling on their own,” says Louis Cammarosano, general manager at HomeGain. “Due to that relative success, the level of satisfaction in the home selling process is also higher for home sellers utilizing the services of a REALTOR® than those who try to sell their homes on their own.” Among the findings in its For Sale by Owner vs. REALTOR® survey: -88 percent of homeowners who sold their homes using a REALTOR® said they would use a REALTOR® again. -24 percent of FSBOs eventually contacted a REALTOR® to help sell their home. This could be your view year round but you need to know a little about our market here before you buy. Consider the following:

There are currently 387 single family homes for sale and this represents little change from January 1, 2011 and 8.2% of our total WRAR inventory. The average list price is $390,006 and decrease of about $12,624 from January. In January there were 21 homes sold, divide that by the homes available and you have a 18.4 monthly supply of homes in Carolina and Kure Beach. The average sold price for the month of January was $230,953 and is down $37,893 from last month. When we look at a rolling 12 months for Carolina & Kure Beach we are up by 61 units and our sold prices are down 7.1% from the previous rolling 12 months.

Wilmington NC: Hollywood Production Buzzing in Town

With gorgeous locations such as these including the beaches why would Wilmington be left out by the film community? They haven't been especially since the NC legislature increased the incentives for films. Wilmington is booming with Hollywood film production teams. Of course we have One Tree Hill in town for filming their 8 th season. We do hope they will be back for their #9th season. They bring lots of money to town in terms of purchasing and spending power not to mention the number of people they employ in the general area and the " Star power" to boot including the Rock among other stars in town for the work.

We do have a number of films starting up in the area. At EUE/Screen Gems Studios the 3D feature " Journey 2: THe Mysterious Island" is in full production. The Warner Brothers Studios/ABC Family Movie titled "Cinderella Story" is filming in town this month. Also a new television show "playing with Guns" will have its trucks moving cameras and other equipment around town.

I did get calls from one production assistant to help with location shots for some filming. They scout locations all over Wilmington for shots. This is an exciting time for our area...

WILMINGTON NEIGHBORHOODS - HISTORIC WILMINGTON

These gorgeous old specimens are part of a downtown Wilmington area known as the Historic area. This area comprises many city square blocks with old historic homes. Many are very well maintained and have been lovingly cared for and updated through the years. The yellow house pictured was the scene of the movie CAPE FEAR which was almost entirely filmed on its porch. These grand ole dames are well sought after for filming and tv shows as they have great film potential. One of the B& B's on 7 th street had a room where Oprah picked the wall paper. Kinda of an odd bit of nostalgia but true according to these owners. If you interested in the purchase of these older homes you be aware of old construction, electrical wiring, etc. You need to conform to guidelines established for any renovation on these old beauties set forth by the Wilmington Historical Society. You must adhere to their rules for house color selection, window design and almost any kind of renovation that you plan to make to houses in this designated area. These houses tend to beautiful but are very costly to maintain. They are well recognized in the community by their use in the Azalean Historical home tour, Historical Wilmington candlelight home tour, secret garden tourand Kitchen tour. These old ladies are very grand but are very large by todays standards and many represent craftsmanship rarely available today.

WILMINGTON NC REAL ESTATE UPDATE: FORECLOSED PROPERTIES TO HIT MARKET THIS SPRING

Get ready for a burst of foreclosed homes hitting the market this spring.
After holding back for a while, the big banks and Fannie Mae "will take their fingers out of the dam" that's holding back the huge volume of foreclosed homes, national real estate guru and speaker Steve Harney said this week.
It's a way that, from time to time, the enormous supply of bank-owned real estate can be brought to market without destroying the market, he said.
It's a view shared by Intracoastal Realty President Jim Wallace.
Prices will fall here in the quarter beginning in April as those foreclosed homes hit an already weak market, he said, and they won't make it back to present levels until this time next year.
Harney, who was in town to speak to Intracoastal agents, and Wallace sat down this week at the real estate firm's corporate offices to discuss the struggling housing market in terms both sobering and hopeful.
For example, "A house that was priced on the water for over $1 million sold for $500,000," Wallace said, though he wouldn't give the location.
Both men repeated the old real estate saw, "It's never been a better time to buy a home," but this time the agents and their bosses really mean it.
Why? Selection, price and interest rates, both Wallace and Harney said.
At the height of the boom in 2005, there were 900 homes on the market here, Wallace said. Today there are 3,000. And, the ones that are selling now have 2003 prices, he said.
If buyers are waiting on the fence, they should consider rising interest rates.
"If interest rates go from 4.5 to 6 percent, (buyers) have lost 20 percent of their buying power," Wallace continued.
Also, lenders have loosened up on requirements to qualify for a mortgage, Harney said.
Wallace said that homeowners who lose on the selling side will make it up on the buying side.
One of the reason that sales and prices in the Wilmington area have slid is "because people in the Northeast have been historically one of our main buying elements," Wallace said. "They haven't been able to sell their homes."
But he said that the latest measure of consumer confidence was the highest since May. "That's because other areas of the economy are improving and that will translate into letting them sell their houses," he said.
When they sell, however, they'll get less for their homes than they once thought, and when they come here they'll be buying less expensive houses than they once would have, Wallace said.
Houses priced above $300,000 have been hit the hardest here, he said. "The lower priced houses have really been the strongest market in the last several years." There are, however, "some encouraging signs in the upper end now," he continued.
"The fastest growing segment of the real estate market in the U.S. is homes that are selling for more than $1 million. People are more confident that the market is turning," Wallace said. "And they are really savvy buyers, so they realize that we are at or very near the bottom."
Though prices are weak, Harney said we are in a run-up in sales across the country, and he foresees eight straight quarters of increases that began in the fourth quarter of 2010.
"There is no question that there's a lot of cash on the sideline, and while the sales are not as brisk as we'd like," Wallace said, "last year we sold 2,662 houses in New Hanover County. That's a lot of homes.
It's still less than half of what it was in 2005, "but some people think it's a good time to buy."
Wallace admitted that some attribute his optimism to his position as a head of a major brokerage here.
But then he cited John Paulson, the hedge fund trader who scored hugely when he bet against real estate in 2006. "He said it was a bubble," Wallace said.
About a month ago, however, Paulson was giving a speech at New York University" and Wallace quoted him. "He said ?this the best time to buy a house in 50 years. If you don't own a home, buy; if you own a home, buy another one; and, if you can, buy a third. Loan money to your relatives so they can buy a house.'
"A guy who is that savvy is telling you that it's the bottom," Wallace continued, "It's pretty believable because he had it right the first time when it was going down."

Where Are Housing Prices Headed?

The National Association of Realtors (NAR) has been reporting great news recently. Last week’s Existing Home Sales Report and yesterday’s Pending Sales Report both showed consecutive months of increases in the number of homes sold. Finally, buyers are jumping off the fence and taking advantage of one of the most opportune times to purchase a home in America’s real estate history. With an increase in demand, price appreciation can’t be far behind, can it?
Actually, the answer is NO! Prices are not determined by demand alone but in the relationship of demand to available supply. The inventory of homes for sale is still too high and about to surge higher. Along with the news of increased demand yesterday, RealtyTrac released their 2010 Year-End Metropolitan Foreclosure Market Report. The report showed that distressed properties across the country are on the rise:
… foreclosure levels remained five to 10 times higher than historic norms in most hard-hit markets, where deep fault lines of risk remain and could potentially trigger more waves of foreclosure activity in 2011 and beyond.
The report also explained that the foreclosure epidemic is spreading to more and more of our communities:
… foreclosures became more widespread in 2010 as high unemployment drove activity up in 72 percent of the nation’s metro areas — many of which were relatively insulated from the initial foreclosure tsunami.

Washington Post:
The closely watched S&P/Case-Shiller report shows that housing prices, compared year-over-year, have declined nationally for six consecutive months. The downward path suggests that housing prices could, by spring, hit their lowest level since April 2009, said David Blitzer, the index committee’s chairman.
New York Times:
A new slide in housing prices has begun in earnest, with averages in major cities across the country falling to their lowest point in many years.
CNN Money:
Barclay’s Bank analyst Theresa Chen doesn’t expect a reversal in housing market trends any time soon, since there is no end in sight to the foreclosure crisis.
“We expect softness to persist,” she said, “as home prices continue to face headwinds from the large pipeline of foreclosures entering the market.”
Housing Wire:
“… we believe that home prices will continue to weaken on a month-over-month basis until spring, and a year-over-year basis through the end of 2011,” the Radar Logic said.
Bottom Line
Prices will continue to soften in the first half of 2011 in most regions of the country. This information should be taken into consideration if you plan on selling your house in the next twelve months.

The Artic Sunrise arrived in town to promote the Greenpeace initiative. The Greenpeace Ship Arctic Sunrise is returning to the US to kick off the Coal Free Future Tour. Greenpeace is working with communities across the country to take on the coal plants that harm our health and our planet. Coal fired power plants are the leading man made source of CO2 emissions, making coal one of the biggest threats to our climate. Coal mining destroys mountains and poisons our water and bodies. Communities impacted by the dangers of coal are coming together to take down these potential harmful to the environment. The ship stopped at the downtown docks in Wilmington for free tours on this unusually cold winter day. The ship was here only until Sunday. It was a good thing for families to see on a wintry Saturday down on the river.

Vacation Homes Emerge as Hot Market Vacation communities across the United States are showing big signs of a rebounding real estate market, reporting soaring sales at levels that have not been been seen since the days of the housing boom, The Wall Street Journal reports. The increase has been driven by deep discounts and cash purchases, analysts say."We haven't felt energy like this in a long time. Buyers sense that they've been on the sidelines long enough," says Ned Monell, a real estate professional with Sotheby’s International Realty in Palm Beach, Fla. Palm Beach posted a nearly 40 percent annual increase and a 54 percent increase in homes under contract. The following is a sampling of vacation-home communities that saw an increase last year (percentage is the increase in home sales from 2009 to 2010): ▪ Barnstable County, Cape Cod, Mass.: 9 percent▪ Hilton Head, S.C.: 13.6 percent▪ Mercer Island, Wash. (waterfront): 181.8 percent ▪ Palm Beach, Fla.: 39.3 percent National Association of REALTORS® Chief Economist Lawrence Yun attributes the increase to gains in the stock market and an overall improving economy. He says prices in these areas have come down so much that there’s been high demand for these properties among buyers, particularly in areas with stable labor markets.

This weekend in the Wilmington area is a reenactment at the Fort Fisher Battle grounds to commerate the 146 the anniversary of the end of the American Civil War. Fort Fisher State Historic Site is planning a day of educational events from 10 am to 4 pm. Civil War reenactors will drill, fire off period 21 pound artillery pieces and demonstrate rifel tactics. The visitors center is located just off US 421 south of Kure Beach.

I recently sold a condo in this historical building down on the riverfront in Wilmington NC. It was a renovated old warehouse that would hold off loaded goods from ships that came to Wilmington in the 1900's. It was renovated and updated into townhouses in the 80's by a local developer. It has the most spectacular waterview of the Cape Fear River. You have great views of the Battleship North Carolina and of the river boats that go up and down the Cape Fear. Each unit has an outdoor porch overlooking the river. You would have front row seat for the 4th of July fireworks off the battleship. This unit was recently updated with granite and hardwoods and with very tasteful finishes. This lucky family will be using this as a 2nd home. Wesley Memorial Church on S. College Road - have a multitude of pumpkins for pumpkins lookers of all ages. Some are even decorated for you...

On Market St or HWY 17 in Porters Neck there is a vendor on the right side of the road selling pumpkins. The folks selling pumpkins even are staying in a trailer in the parking lot. So you probably can get a pumpkin anytime if you want one. Pumpkins are even available for $ 5.00. I got one for $5.00 and there was a great selection in that price range. Don't let price stop you from getting a pumpkin.

In Scotts Hill there is a farm stand selling pumpkins.

A recent article in the Washington Post brings up helpful points for selling in our current market. Selling property can be a challenge when sellers think their homes are worth more than their real estate professional, and buyers think these same homes are worth even less. By taking these basic factors into consideration and setting the price accordingly, the chances of selling increase.
How many homes are for sale in the neighborhood? The more homes on the market, the more important it is to list at the lower end of the scale.
Take short sales and foreclosures into consideration when pricing. If the competing properties are in lousy condition, they are less of an issue, but if they are well taken care of, yet priced 25 percent below market, they can be a serious factor.
Negotiate decisively. Minimize the back and forth.
Cut the price when you have to. If no one shows up for an open house; if no one calls; and if there are no offers, then the price is too high. That means it's time to make a meaningful price cut.

This weekend in Wilmington, NC is the ArtBlast , an art festival that runs at various venues downtown. There will be theater, music, dance and more. This grew out of the Artwalk which ran up and down Front Street. It had incredible handmade things. The even is now expanded to include all kinds or art media. It will be starting on Saturday downtown.

Strong buyers market continues...

Due to the First Time Home Buyer increase in sales, a lot of these sales were pushed up and people that might have been planning to buy in July moved up their purchase to coincide with the tax credit. In the month of July we saw a decrease of 125 homes in our listing inventory, we have 5,604 homes on the market as of August 1st. This continues to put us in a strong buyer’s market with a listing inventory of over a 16.0 month supply. With the low sales in July this affects our month supply with a change of 5 months from last month. Our average list price has stayed below the $400,000 range for eleven months; we are currently at $377,052. In July we saw a decrease in our seller concessions, it is now 21.7%. Our average days on the market are 121. This is the first monthly decline in the number of homes sold when compared to previous year. The number of sold homes is down 32.3% from last month and down 22.2% from July 2009. Last month we had 517 sold units and this month only 350 sold units, last year in July we had 450 sold units.

In July we saw our first decrease in listing inventory of 125 units. We are about 204 units over August 1, 2009. We have 5,604 single family homes for sale in our MLS. The average list price of $377,052 is down by $3,515 from last month. The average list price has decreased by 8.1% from August 1, 2009.

Market Absorption rate – The number of homes sold in July, 350 divided by the current listing inventory, 5,604 gives us an 16.0 month supply of single family homes. This increased by 5.0 months from last month. We need to get this inventory back under 12 months. With rates where they are and plenty of inventory; we can get this number down.

Mortgage rates are the historically lowest they have been. The 30-year fixed-rate mortgage (FRM) averaged 4.44% with an average 0.7 points for the week ending August 12, 2010. Weird Happenings on Intracoastal Waterway and Masonboro Island, NC

Kinda crazy question if you don’t know what Masonboro Island is? It is a nature conservancy that is a series of islands in the middle of the Intracoastal waterway just south of Wrightsville Beach. People go to sun, go to surf on the ocean side of the island, relax with friends or swim in the Intracoastal.
I have a friend who sets out crab traps near Masonboro and if she is lucky dinner is waiting when she paddles out to see what is caught in her trap.

These guys on this boat travel all over the Intracoastal with their floating bar. You can get right on this boat and get a drink ( if you are of age – of course) and enjoy a little cruise while sipping your favorite drink. Yes they did have to show off and flash me (top only) when I snapped their picture one day while doing an open house at Wrightsville Beach. But this is one of the unique things you will find here- a floating drinking hole right in the middle of Intracoastal Waterway.

The REEF SWEETWATER SURF COMPETITION AT WRIGHTSVILLE BEACH

The Reef Sweetwater Surf Competition was held at Wrightsville Beach several weeks ago. Crowds love the high caliber of surfing at the show.
Surfers from many states and coasts attended and some of the best in the country and our best local competitors took part.
The neatest part was that the production of the event was a “green event”. The event was run on Solar Power – how cool.. Lots of people lounged on the beach while the best local and national surfers worked their magic. Even young kids 7 on up participated. The day was overcast so the sun did not beat down on the competitors and spectators. It was a great sporting event to watch.

2010 looks promising for local film industry

Good company: 2010 will bring more film projects to Wilmington.-->
The groundwork for a successful 2010 in the local motion-picture industry was actually laid in 2009, several people close to the industry said.
Now, it’s just a matter of waiting for the benefits of developments like the 25 percent state tax credit for filmmakers, which became law earlier this month.
Stage 10 on the lot of the EUE Screen Gems studio, with its technologically advanced water tank and other features attractive to big-budget filmmakers, will also pay dividends this year, officials said.
“We expect 2010 to be a good year. The missing piece of the puzzle for the region was the film incentive. We are being told by our clients that Wilmington is now a place that financially makes sense for them to do business,” said Johnny Griffin, director of the Wilmington Regional Film Commission.
By 2009, the 15 percent tax credit offered by North Carolina to filmmakers was overshadowed by more substantial credits in states like Michigan, Louisiana and Georgia. With its large base of filmmaking professionals and the 25 percent credit, North Carolina is competitive again and receiving close scrutiny from producers, despite the challenged national economy.
“They just have to find the right projects to send here,” Griffin said. “So far, the economy does not seem to be affecting film production. There are still lots of screens and lots of channels which need programming.”
Bill Vassar, EUE Screen Gems executive vice president, agreed that North Carolina and the Wilmington area in particular are again prominent on the radar screens of Hollywood producers.
“Things look good for the film industry in 2010 in North Carolina. The reason is we have the locations, we have the crews, we have the facilities and adding the incentive completes the package,” he said. “By adding in the tax incentive it makes us very attractive. Most of the producers in L.A. consider us in the top five (location choices).”
As of mid-January, Vassar said Wilmington was under serious consideration as a filming location for at least two “good-size” productions.
“We’re suited for many, many different kinds of locations. We have many different (production) facilities and most importantly, we have the third-largest amount of crew living here outside of New York and Los Angeles,” he said.
The film industry has already made adjustments to reflect the recession economy, Vassar said, and is prepared to go forward with projects.
“They’re making fewer films but they’re spending more on the ones they make,” he said. “They’re being more selective.”
Vassar said employment in the local film industry should remain stable in the coming year. Griffin has a similar view.

Does The Discount Discount Your Confidence?
I was driving away from a re-inspection today and I saw a little trailer with ladders and equipment attached.
Now that you have seen the view from my vantage point, let's take a look at the sign or billboard.
I know that successful marketing is often fueled by discounts, especially at department stores and super markets where we might get name brands at discount prices. Heck, even some local dentists advertise discounts and, early in my career, I used a few modest discount coupons. But when I see a 50% discount for services that require hard labor, that does not instill confidence or a desire in me to buy.
It could be wrong thinking on my part, but I worry that a person advertising a service at 50% off is cutting corners. We consumers like discounts but I think that many of us get nervous about committing to what seems to be way too good of a deal.
In my view, this discount ad does not make me want to buy. It has the opposite effect and it discounts my confidence in the service provider.

A house in my neighborhood had a discount broker for more than 6 months. Did the house sell? No. There may be a lot more to this story but if the owner was in a rush to move or downsize or take advantage of the tax incentive - they were the loser. They paid all those additional mortgage payments on a house they did not want and lost out on the $ 6500 tax incentive. What a waste of time. Consider a full service professional broker and don't waste your time and money...

Listing Inventory
In April we saw an increase in listing inventory of 43 units. We are about 137 units over May 2009. We have 5,620 single family homes for sale in our MLS. The average list price of $385,600 is up by $4,625 from last month. The average list price has increased by 3.8% from February 2010. If you look back over the last three years you will see our low point in listing inventory to be about Dec/Jan time frame.

Monthly Average Sold Price
Our monthly average sold price is up by .8% from last month and up 3.5% from April 2009. Our average sold price is up by $1,728 from last month. April average sold price ($223,344) shows a decrease of 4.7% from year end 2009. Our average sold price is down 8.9% from April 2008.
Monthly Sold Units
The number of sold homes is up 20.7% from last month and up 37.6% from April 2009 and we are 5.6% over April 2008. April saw an increase of 124 sold homes over April 2009. This is our eighth monthly increase in year over year sold homes since September 2005. You can notice that all of our big dips seem to occur on or about December. I believe we will continue to see the next couple of months with unit sales over and above the previous year. No doubt in my mind the First Time Homebuyers Tax Credit has contributed to this increase in sales units and I would anticipate it to continue until the June 30th deadline.
Average Sold Price Year to Date
Year over year our year to date numbers have dipped a little.

While our current year to date numbers are lower than Year End 2009 they do show promising signs that our sales are on the upswing. The first four months of 2010 has a 257 sold unit gain over first four months of 2009. The average sales price is 1.3% higher for the first four months of 2010 than the first four months of 2009. Our median sales price is just 10.0% behind 2008 and 1.6% behind 2009.
Rolling 12 months
Another bright spot is the rolling 12 month numbers. When we look at May 1st, 2009 to April 30st, 2010 we have 4,617 sold units and when we compare May 1st, 2008 to April 30st, 2009 we have a 337 unit gain (4,280 sold units). When we look at the same rolling 12 months for average sold price we see that we are only down by 5.9%. So the dates of 5/1/2009 to 4/30/2010 we have an average sold price of $234,406 while from 5/1/2008 to 4/30/2009 we had an average sold price $249,013.
Median Sold Price
Our Median sold price is up 7.3% from last month, about $184,000. While we have not dipped as low as the National Median we seem to have turned the corner while the national median is showing a slight increase. I would anticipate over the next couple of months to see this median increase.
Pending
Pending Sales - A sale is listed as pending when the contract has been signed but the transaction has not yet closed. Sales are typically finalized within one to two months from signing. I look at the total pending units on a regular basis and this is how they chart out. We saw our pending index turn back to its upward climb about the first week in January. Over the month of April we saw an 11.9% increase and we are 15.8% ahead of 2009 this time. In 2009 our index only hit the 900 unit range a couple of times. As I write this we are at 984 units that are pending right now.
Market Absorption rate - The number of homes sold in April, 454 divided by the current listing inventory, 5,620 gives us a 12.3 month supply of single family homes. This improved by 3 months from last month and moving in the right direction. With rates where they are and plenty of inventory; we can get this number down.
List to Sold price ratio - the average list price of the sold properties is $235,959 and the average sold price is $223,343 for April which gives us a 94.7% list to sold price ratio - a increase of .7% from last month. We have now managed to stay under 95% for over a year, but this is the closest we have come to 95% list to sold ratio.
Seller Concessions - We had 30.0% of sold properties report a sales concession for April, an increase of 3.0%. We want this number to go lower.
Days on Market - The average days on market for the sold properties is now at 123 for April. That is almost 5 + months to keep a property on the market. Only 17.8% of the properties were placed under contract in less than 15 days for the month of April.

There are currently 533 single family homes for sale and this represents a 5 unit decrease over April 2010 and 9.5% of our total WRAR inventory. The average list price is $419,797 an decrease of about $11,136 from March. In April there were 29 homes sold, divide that by the homes available and you have an 18.3 monthly supply of homes in Carolina and Kure Beach. The monthly supply of homes continues to come down. The average sold price for the month of April was $291,873 and is up from last month. In April 2009 we had 25 home sales at an average $297,475. When we look at our rolling 12 months May 1, 2009 to April 30, 2010 we have 290 homes sold at an average price of $290,678. While May 1, 2008 to April 30, 2009 we had 251 homes sold at an average price of $349,145.

Usually in the Springtime I plant both of my planters in front of my house with flowers but upon closer examination of my planters I saw a little clump of twigs. It was a tightly formed circle and inside were 5 little blue eggs. I couldn’t disturb this hardworking Mom so I just waited. It was easy to watch the goings on as I hid behind the window at my front door and watched the mother sitting on her soon to be brood undetected. I watched and waited and soon enough along came these tiny babies. They were scrawny and all bones. But in a matter of a few days feathers started to appear. They were there 8 days growing, with mom coming in with food and tending to the babies. Then one day one jumped out and started moving around the planter. I must have missed the flying lessons because the very next day the nest was empty. They had flown the coop. But these chickadee babies survived and are now flying around my yard enjoying this gorgeous spring day. Thanks for the Treat Mother Nature!!!

The Masonboro Forest Subdivision is in southern central Wilmington, NC.

It is a 60 acre subdivision in which is carved estate homes, mid range homes and patio homes. It is 20 minutes to all area beaches.

The lower priced patio homes enjoy all the amenities of the subdivision and were based on 3-4 bedroom plans on a small foot print. These are pictured in 2nd row left side. Pricing is generally in the $300K price range. Landscaping is done for you on the front for which there is a minimal charge in addition to the main HOA fees. You can use all the amenities of the subdivision and enjoy the leafy tree lined streets and great location.

The mid size homes are of traditional style and craftsman style as pictured above. Their price range is from $ 300k to $ 425K and go from 2000 sq ft to

Wrightsville Beach, NC - White Sand being DREDGED for the BEACH

YES WRIGHTSVILLE BEACH - you will have sand this year. The dredging boats and barges are working overtime in the channel pumping sand up from the channel and piping it to the pristine beaches of Wrightsville and Masonboro Island. THis is a very expensive propositon for the government and state but totally worth it as our tourists certainly expect the gorgeous white sand of Wrightsville to be there when they want to sun in it, play in it and relax o it. Don't worry folks when you come to town there will be sand....

HISTORIC DOWNTOWN WILMINGTON - THE HISTORICAL DISTRICT

Situated a few short blocks from the Cape Fear River is the Wilmington Historical area. It is comprised of single family homes, churches, some commercial offices, bed and breakfasts, rental homes and homes subdivided into apartments. Houses range from early 1800's to early 1900's. This area is closely controlled by Wilmington Historical Zoning Dept which closely reviews every change planned for each home. They are very interested in perserving the Historical nature of each home in this district. This historical area is within 2 blocks of the river and runs approximately 7 city blocks deep and 12 - 15 blocks long.

Historical zoning personnel are very involved in any change planned for a house. They review house colors, trim and main colors, roof styles and colors, window changes, any modern updates planned and the like. They are mainly concerned with ensuring each individual realizes the historical value of each property and is willing to practise conservation methods approve to ensure the historical value is perserved of each home. They even have the power to fine a property not in conformance with the guidelines set forth for this historically designated area.

Many of these homes have been used in movies. The yellow Queen Anne above was used to film the movie Cape Fear - a good part of the movie was filmed on its porch. Right around the corner John Travolta filmed a movie at St. Mary's school. A Bed and Breakfast downtown has wallpaper that Oprah picked out for it.

A great number of these homes are plaqued and named with original owners name and date the home was built. One homeowner told me that all the materials for his home came into Wilmington via boat. The materials were delivered up the hill from the river to the property by horse and flat carts.

These homes are desireable not only because they are old but there is a strong sense of community in this area. Homeowners participate in home tours by allowing the public to see their homes during the Azalea Festival that Wilmington is known for and also the Historical Candlelight Tour a benefit for the Historical Society that takes place the 1st weekend in December. A secret garden tour is usually in the fall when you can see private gardens not open to the public. Also there is a kitchen tour where owners who have done innovative renovation to their kitchens open them up for a benefit kitchen tour. Horse drawn carriages give tours of the area daily. Most everyone knows their neighbors, there are sidewalks and wine tastings. People can walk downtown from their homes in this district to restaurants, shops, bakeries, and all the festivals Wilmington has going on downtown.

You just can't help love the live oaks and the lively colors of these wonderful Grande Dames of yesteryear still around for us to enjoy.
