Dredging Happening at Carolina, Wrightsville And The Islands


This weekend while showing property at Carolina and Kure Beaches I noticed the huge waves rolling in. These strong waves are certainly affecting our beaches. They erode away our precious sand which brings tourists and homebuyers to SE NC. However we are certainly lucky that the US Government and the state of North Carolina are involved in providing $ 22 million to dredge and renourish sand on the beaches of Wrightsville Beach, Carolina Beach, Kure Beach and Masonboro Islands. It certainly is needed. Those dredging barges although big and nasty looking are a welcome sight as we know they will add sand and contribute sand to the gorgeous white sandy beaches we enjoy in Southeastern NC.

NEWSFLASH!!! New Aquarium and Pier to be Built in CAROLINA BEACH




NEWSFLASH!! NEWSFLASH!!
The town of Carolina Beach last night at the council meeting passed a resolution to build a new pier and AQUARIUM. The aquarium would be a joint effort between the city of Carolina Beach and NC Aquarium. This is great news for the central business district of Carolina Beach and the neighboring properties - namely the Beach Harbour subdivision pictured above. These several parcels of land are currently vacant having been purchased as part of the now defunct Arcadius project. This will certainly be a shot in the arm for the local economy that will need to build it and support but benefit from increased area traffic and business. By the way I have a condo for sale in the above building for $ 159,900. What a great buy and who can beat that location...

Series " Types of Beach Properties in SE NC : The Condo







The appeal of Beaches are universal but there are many different ways that a buyer or investor can enjoy the beach. This blog is going to point out the pros and cons of the beach condo: PROS



This is for the weekend user or investor who wants to use the beach condo perhaps on vacation for a small part of the year and rent it out or keep it for family.



Generally the Homeowner association maintains the condo and the grounds and there is little for the owner to do. The picture is of a 2 bedroom condo for I have for sale at Carolina Beach in southeastern NC.



Dues cover insurance, pest inspection, yard and outside maintenance, sewer and water, garbage, common area taxes, pool, mgm't fee and basic cable. This is turnkey- owner can leave and not worry about any work left to be done on the condo.


Con:


To rent your condo you need to either rent it yourself or arrange for a management company to take it over during that period. This will cost you a % of the rent. You may be restricted as to when you can rent the condo and have to abide by the rules of the condo association.


You do take a chance when you rent it that your furnishings or the condo itself could be damaged...


Condo can be affected by area properties and what is happening with them. The above pictured condo is in the central business district and is subject to zoning in that area. It is a prime location but the business zoning may restrict the association from making changes to the property.


You are at the mercy of the HOA board which can act on its own and impose additional assessments and increase the dues for projects they deem necessary.

Gang threatens Woman - Be on the LOOKOUT


Police say that the gang usually is comprised of four members, one adult and three younger ones.While the three younger ones, all appearing sweet and innocent, divert their 'mark' (or intended target) with a show of friendliness , the fourth -- the eldest -- sneaks in from behind the person's back to expertly rifle through his or her pocket or purse for any valuables. New Amusement Park coming to Carolina Beach, NC

Yeah it is finally happening. Something fun, something for the family just for 4 months is coming to Carolina Beach - an amusement park with rides, food and some games. This will be set up with in a month on some empty lots on the recently upgraded Carolina Beach Boardwalk. Food will be provided by one the restaurants in the area. This is exciting news as this will provide some entertainment for kids on cloudy or boring days and give them something to look forward to on their beach vacation at Carolina Beach. The town certainly was smart to encourage this venture to set up for the summer months. This will be a win win for everyone.. Happy Beachin' it....

Island Tackle in CB - Gets a New Look


Carolina Beach's Island Hardware got a new and very attractive facelift. The owners of this "we have everything" hardware store are Dennis and Wanda Barber. They have recently put a new face on their hardware store in Carolina Beach. The store will now have everything for a day of fishing or a day at the beach. It carries tackle, bait, all kinds of reels, sunglasses and with its new addition will be adding clothes. Just bring your toothbrush when you come to Carolina Beach because you can find everything you need right here for your vacation. Grand opening will be Wednesday March 27,2009. The mayor of Carolina Beach will be on hand to welcome all the residents to this attractive new store. Good luck Dennis and Wanda!!

POLAR BEAR PLUNGE TO BENEFIT SPECIAL OLYMPICS AT CAROLINA BEACH, NC


My co-worker Linda Mehner will brave the Carolina Beach chilllly Atlantic for a little Polar Bear Plunge to benefit the Special Olympics. Linda generously volunteers for this little dip yearly to raise money. The weather will be cool and water temp around 50 degrees. What a kind bear you are Linda. Here is the schedule of events for the Polar Bear Plunge. Give Linda the thumbs up if you see her shivering afterwards....

Waiting to buy BEACH Property at Carolina or Kure Beach, NC?

There are currently 592 single family homes for sale and this represents a 33 unit increase over January and 11% of our total WRAR inventory. The average list price is $482,643 a decrease of 4.1% over January 09’. In January there were 17 homes sold, divide that by the homes available and you have a very large monthly supply of homes in Carolina and Kure Beach (over 34 months). This is the same as last month. The average sold price for the month of January was $336,200 and down from last month. In January 2008 we only had 12 home sales but at an average $512,896. When we look at our rolling 12 months we see that we are ahead in units by 2 and our average sold price has dipped from $425,562 to a current $360,748 a decrease of 15.2%.

Wanna GO FISHING!?! Carolina Beach, NC is Ready!!





Get ready, get set fish!!!!! This is one of the ways to get out on the water at CB!! The Winner Queen above will take you out on the ocean for day of fishing. the above Royal Winner Princess II is more of a sightseeing dinner boat. Great things to do however to get out on the water and do some sightseeing. Both of these boats are located in the Boat basin of Carolina Beach off Winner Drive. Schedules are posted near the boats so you can see when they go out!!!

Pleasure Island Holiday Events - Carolina Beach, NC

Pleasure Island just south of Wilmington has some exciting holiday events planned for this weekend. The Pleasure Island parade is Friday night and takes place in downtown Carolina Beach - running north on Lake Park Blvd. Kids of all ages will love the many entries that include floats, bands and entertainers. On Saturday night Pleasure Island has its own version of the Holiday Flotilla. All boats that take place travel down the Canal to the big boats on Winner St and then back up North in the channel in front of Canal St. This is another well attended holiday event in Carolina Beach.
